Now that we’re past the holiday season. more investors and prospective homeowners are going to be looking for foreclosure deals.
Can you spot a good deal? Do you know the pitfalls to look out for? Buying foreclosures can be extremely profitable but it can also be a disaster if you don’t know what you’re looking at. You had better get a physical and forensic examination of the property before you buy. I have seen many a great deal turn into a nightmare simply because of an error in the paperwork.
You need to be meticulous and don’t take anything for granted. Just because some agent told you the title was fine does not make it to be true. Foreclosure deals are deals because more than likely there is something defective. But it’s your job to sniff out the problem.
The bank and their agent are going to play their own game of don’t ask, don’t tell. And they’re playing it at your potential expense. Disclosure laws? What a farce! They will hide behind addendum after ridiculous addendum and tell you that they are selling the property “As-IS” with no exceptions.
Well this is where you need to take control. It’s your money or worse you’re borrowing money to buy these foreclosure deals. Trust me, you don’t want to be stuck holding the keys to your own piece of crap home riddled with problems that you did not find out about until it was too late.
Whatever you do, don’t trust a Realtor to give you the straight scoop. Find out yourself.
